The Planning and Zoning Commission of Parkville, MO will hold a public hearing to consider a request to amend Parkville Municipal Code Title IV, Section 409.060, Subsection C. Electronic Message Signs to permit electronic message signs for non-residential uses in residential districts. Board of Zoning Adjustment – Tuesday, May 28, 2019 at 5:30 p.m.
The Parkville Board of Zoning Adjustment will consider a variance for the reduction of “R-4” Mixed-Density Residential rear-yard setbacks to five feet for all of Lot 17 of Block 22 in order to relieve practical difficulty/hardship due to the size and shape of the lot. A variance for the subject property, 502 Main Street, was approved on September 23, 1998. On August 3, 2018, a fire substantially damaged the property. The applicant desires to rebuild the previous carriage house on the property as it existed prior to the fire. Per Parkville Municipal Code Section 401.050, if destroyed by fire, natural disaster, accident, or any other cause by 50% or more of the fair market value, then the right to maintain the non-conformance shall terminate. This non-conformance includes a previously granted variance. As a result, a new variance is needed in order to construct a new home on the property as it existed prior to the fire. Lot 17 is zoned “R-4” Mixed-Density Residential and is located on the northwest corner of the intersection of N. Main Street and W. 5th Street. Lot 17 includes one parcel — Platte County parcel #20-7.0-35-100-025-013.000 (0.09 acres, more or less).
